Abba Hillel–Rashi Urban Renewal Project | Ramat Gan

The Abba Hillel–Rashi Urban Renewal Project is a large-scale regeneration initiative located in the city of Ramat Gan. The project proposes the demolition of six existing buildings comprising approximately 72 residential units and ground-floor commercial spaces, and their replacement with a new mixed-use urban complex including approximately 200 residential units and active commercial frontages.

The proposed development consists of a 35-storey residential tower alongside a 10-storey mid-rise contextual building. Both buildings incorporate continuous retail frontages at street level and underground basement levels for parking and services. In addition, the plan allocates approximately 800 sqm for public-use buildings, reinforcing the project’s civic and community-oriented character.

The site is characterized by significant topographical variation, with an approximate 2-meter level difference between Abba Hillel Street and Rashi Street. These conditions are leveraged to create spatial opportunities, including a direct connection between the HaTotschan Garden and the commercial roof level, as well as the formation of a continuous green strip conceived as a linear urban park.

This elevated landscape functions as an intensive green roof, providing a generous communal gathering space and a shared social hub for all residents of the complex. The green promenade physically and socially connects the residents’ clubs of both buildings, enhancing community interaction, spatial continuity, and overall urban quality.
